Stamp Duty & Registration Charges in Rajasthan 2026 — Complete Buyer's Guide

One of the biggest surprises for first-time property buyers in Jaipur is the gap between the property price and the total amount they actually pay on registration day. Stamp duty and registration charges in Rajasthan can add 7–8% on top of your purchase price — a significant amount that must be planned for upfront.

This guide gives you the exact current rates, real calculation examples, and practical tips to reduce your total outgo legally.

What Is Stamp Duty?

Stamp duty is a state government tax levied on property transactions. In Rajasthan, it is calculated as a percentage of the property's circle rate or the actual transaction value — whichever is higher. The stamp paper must be purchased before the sale deed is executed at the sub-registrar office.

Current Stamp Duty Rates in Rajasthan (2026)

Rajasthan offers a meaningful concession for female buyers — a policy designed to encourage women's participation in property ownership.

  • Male buyer: 6% of property value
  • Female buyer: 5% of property value
  • Joint (male + female): 5.5% of property value
  • Joint (female + female): 5% of property value

These rates apply to residential plots, apartments, villas, and farmhouses across Jaipur and all of Rajasthan.

Registration Charges

Over and above stamp duty, you pay a registration fee to the sub-registrar's office. In Rajasthan, this is fixed at 1% of the property value, with a maximum cap of ₹25,000 on most property types. Always confirm the cap applicable to your transaction with your advocate.

Real-World Calculation Example

Let's say you are buying a residential plot on Ajmer Road, Jaipur for ₹68 lakh:

  • If registered in a male's name:
    Stamp duty @ 6% = ₹4,08,000
    Registration @ 1% = ₹68,000
    Total extra cost: ₹4,76,000
  • If registered in a female's name:
    Stamp duty @ 5% = ₹3,40,000
    Registration @ 1% = ₹68,000
    Total extra cost: ₹4,08,000
    Saving: ₹68,000

On a ₹68 lakh property, registering in a woman's name saves you ₹68,000 — enough to cover most legal and documentation fees.

What About Under-Construction Properties?

If you are buying an under-construction apartment or villa, GST applies additionally at 5% of the property value (for properties without a completion certificate). This is over and above stamp duty and registration. Ready-to-move properties and resale plots do not attract GST.

  • Ready / resale property: Stamp duty + Registration only
  • Under-construction property: Stamp duty + Registration + 5% GST

Other Costs to Budget For

Stamp duty and registration are the biggest add-ons, but a complete cost picture also includes:

  • Legal and documentation fees: ₹10,000–₹25,000 for advocate review, NOC collection and deed drafting
  • Property mutation charges: ₹1,000–₹5,000 for updating records in your name at the municipal level
  • Society transfer charges: Applicable on apartment resales — varies by society
  • Home loan processing fee: 0.25%–1% of loan amount if financing

How Is Stamp Duty Paid?

In Rajasthan, stamp duty is paid online through the IGRS Rajasthan portal (igrs.rajasthan.gov.in). The process:

  • Log in to the IGRS portal and generate a challan
  • Pay via net banking, debit card or RTGS
  • Download the e-stamp certificate
  • Appear at the sub-registrar office on the scheduled date with the seller, two witnesses, and identity documents
  • Biometric verification is done and the deed is registered digitally

The process typically takes 2–4 hours at the sub-registrar office on registration day.

Can You Claim Tax Benefits on Stamp Duty?

Yes. Under Section 80C of the Income Tax Act, stamp duty and registration charges paid on a residential property are eligible for deduction — up to the overall ₹1.5 lakh 80C limit. This deduction is available only in the year of payment and only for self-occupied residential property (not plots or commercial property).

5 Smart Tips to Reduce Your Registration Cost

  • Register in the wife's name: Save 1% stamp duty — ₹68,000 on a ₹68L property.
  • Choose ready-to-move: Avoid 5% GST that applies on under-construction properties.
  • Verify the circle rate: If your transaction value is close to the circle rate, stamp duty is calculated on the circle rate — not the market price.
  • Claim 80C deduction: Recover a portion of stamp duty through your annual tax filing.
  • Use PinkCity's documentation team: Our in-house advocates handle the entire stamp duty calculation, IGRS payment, and sub-registrar appointment — with zero errors and zero stress.
